The reason this exists
An operator posted on this trade’s largest forum that he was trying to win a large commercial account, and that the regional chief operating officer of a retail chain had asked him for one thing: “a book of my SOP’s.” He did not have one.
Another operator in the same thread said he had never once been asked for a standard operating procedure manual — which is also true, and is exactly the point. The request only comes when you are chasing the accounts worth having. The gap between a residential operator and a commercial one is not equipment and it is not skill. It is a folder.
Why the pricing tool is a calculator and not a price chart
Ask about pricing on any pressure washing forum and the answer comes back the same: work out what it costs you and bid off that. If you are winning every job your price is too low; if you are winning none of them it is too high. So there is no price-per-square-foot table in this kit. What SOPs does a pressure washing business actually need?
At minimum: a written method for each surface you clean with its pressure limit, a chemical safety procedure, a runoff and environmental control procedure, documented pre-job and post-job checklists, a job card, and a training sign-off record. Those six are what a commercial account's procurement process asks to see, and all six are in this kit.
Will this help me win commercial pressure washing contracts?
It is the folder they ask for. Corporate accounts request a vendor qualification package before they request a price, and the operator who can send a complete one the same afternoon wins work from operators who clean better and take three weeks to find their insurance certificate. Twelve of the fifteen documents can be finished in a week and eight are already in the download.
How much should I charge for pressure washing?
Nobody can tell you, and any document that hands you a price per square foot is guessing on your behalf. Your insurance, truck payment, market and speed are not the same as anyone else's. The bid engine computes what an hour of your business actually costs, then what you must charge to hit your target margin. That is the floor. Your market gives you the ceiling.
Are the production rates in the workbook accurate?
They are clearly labelled starting points, not benchmarks. No credible industry body publishes production rates for this trade. Time three jobs of each surface type — clock starts when the truck stops, stops when the truck moves — and replace them. That one exercise is worth more than any price guide.
Can I put my own company name on the documents?
Yes. The manual and the contracts ship as editable Word documents with bracketed fields for find-and-replace.
Is this for residential or commercial pressure washing?
Both, but the commercial material is the reason to buy it. The residential procedures are solid; the vendor qualification pack, the master services agreement and the recurring contract pricing are what most operators do not have.
Does it cover soft washing and roof cleaning?
Yes. Section 6 is the soft wash standard with per-surface pressure limits and a 500 psi maximum on any vertical residential surface. Section 7 is roof cleaning, with the no-pressure rule stated plainly — pressure removes granules, and granule loss is irreversible and instantly visible from the ground.
