Three tools that cost nothing

Why these exist

Three categories, three different absences, all of them checked rather than assumed.

Self-storage: everybody gives away the maths and nobody gives away the numbers. A.CRE's free model is excellent institutional engineering and ships zero sourced operating assumptions. Neither does Sharpsheets at $119, nor ProjectionHub at $119, nor eFinancialModels at $129.95. The four public storage REITs ran a 28.92% expense ratio in Q1 2026 — Public Storage 26.12%, Extra Space 29.75%, CubeSmart 30.34%, National Storage Affiliates 29.47%. That is the institutional floor, and a privately-owned facility with third-party management cannot reach it. This model defaults to 38% and prints the REIT floor beside it with the source.

Mobile home parks: the spreadsheet that never arrived. In January 2009 someone on Mobile Home University's forum offered to share the spreadsheet he used to underwrite parks. Roughly fourteen people asked for it over the next fifteen years.

Meanwhile the category authority's own Excel model is not sold separately at all; it comes bundled inside a boot camp costing upward of $1,700. A.CRE publishes free models for seventeen property types, including RV parks, and has never built one for mobile home parks. The four free web calculators that do exist top out at a three-year projection with no infill, no park-owned-home conversion, no utility recovery and no reversion.

Pressure washing: a folder, not a machine. The gap between a residential operator and a commercial one is not equipment.

“I'm trying to crack into a large commercial account and they requested a book of my SOP's.” An operator on the trade's largest forum. The request came from the regional chief operating officer of a national retail chain.

No free SOP kit for this trade exists anywhere. The paid incumbent charges $250 for 70 documents and delivers them by Dropbox link plus a thumb drive in the post, seven to ten days. A single contract document sold into the trade runs $89 to $175. Employee turnover in the trade runs 65% to 85% a year, which is the real argument for writing anything down.

Yes. Nothing is locked and there are no macros. The contracts and the commercial scope of work in the pressure washing system are editable DOCX files.

Will the assumptions go stale?

Yes, and every product says so. Each figure is dated 28 July 2026 and the debt rate sits on the face of the debt sheet specifically so you update it. That is a property of an honest model, not a defect in one.
